Let’s talk about online leads ...

I KNOW they can be frustrating. But guess what? They’re not all trash. Some of y’all just ain’t following up fast enough… or strategically enough. 😅

Out of ALL the most challenging prospecting methods — cold calling, door knocking, and online leads — this is one of the most challenging. So if you’re feeling overwhelmed, you’re not crazy and you’re not alone. But you might need to take a real, honest look at your approach.

Here’s the truth: the moment a lead hits your CRM, the clock is ticking.
If you’re waiting even an hour to follow up, you’ve probably already lost them to an agent who moved quicker.
So here’s your warm-up game plan — save it, screenshot it, share it with your accountability partner. Let’s go:

📞 FOLLOW UP IMMEDIATELY

Respond within minutes. Not hours.
✅ Call and text them right away.
✅ Send your virtual business card (REB agents — you can create this in the Marketing Center).
✅ Ask a question they actually care about, like:
  • Would you like to see the property? (Use the actual address they clicked)
  • Are you planning to make a move this year, or just exploring?
  • What’s the most important thing you’re looking for in your next home?
  • Are you working with an agent already, or still figuring it out?
The goal here isn’t to interrogate — it’s to create real conversation. Keep it helpful. Let them feel heard.

🏡 SET THEM UP WITH A PROPERTY SEARCH/HOTSHEET

Send similar properties ASAP.
✅ Use your MLS or website to create a hotsheet based on price range, zip code, beds, baths, etc that your lead is interested in.
✅ Email AND text it.
✅ Mention something specific they said if you already spoke — make it personal, not cookie cutter.

💌 WORK THE CAMPAIGNS

Don’t reinvent the wheel. Automate the wheel.
✅ Your CRM already has follow-up campaigns and email templates ready to go.
✅ Use a “Buyer Lead Follow-Up” campaign.
✅ Track your notes each time you connect.
✅ Keep calling. Keep texting. Keep providing VALUE.
Remember: the fortune is in the follow-up.

🔁 DON’T GHOST YOUR LEADS

Consistency wins.
For the first 3 weeks, commit to:
  • Calling & texting during the first 3 days
  • Sending 1–2 helpful touches each week (think: tip videos, checklists, resources)
  • Answering real questions
  • Showing them you're their agent before they even sign a thing
Is it a lot? Yep. But here’s the math:
1 out of 10 leads can turn into a commission check within 60–90 days — if you work them.
And the ones who don’t convert right away?
Keep nurturing them. They build your future pipeline.
It’s a numbers game. The more you serve, the more you close.
